In late May I received an email from one of my great clients. She (along with her husband) purchased a condo from me in one of my favorite condo projects here on the Space Coast. She told me that a friend in the complex had a relative that was trying to buy a unit, but was having trouble...and could I possibly help.
I called to find out the actual buyer was the woman's cousin in Germany. They had contacted three other Realtors about a specific unit in the complex because it would allow her to live right next door to her cousin when she came and visited. The Realtors she contacted were not able to put a deal together and it sold to another buyer...only to fall out THREE TIMES!
When I called the unit was under contract (with the third buyer). I asked the agent if I could take a look at the unit anyway. I called the woman and her husband in Germany (as well as the cousin in the condo next door). I felt the unit would fall out again (after doing some research it was a first time buyer and this unit needed a good bit of work).
Well...to say the least, these buyers did not think much of Realtors at this point (after three bad experiences). I had my contractor go over and give me an estimate for the work that needed to be done. I had my electrician go out and give me an estimate for a new electric box. This way they knew exactly what it would cost to fix. I called the buyers (and of course the cousin) again and did a three way call. I convinced them to write an offer and send earnest money to the cousin for a quick sale if the deal (based on my hunch) would fall out. This way we would be ready to go ASAP.
The inspection was set by the first time buyer for the next Monday...it fell out on Tuesday and I had an offer on the listing agents desk within 1 hour! It was quickly accepted (because we put in a clause stating we would not need to inspect the previous issues).
We closed this week and I just met my buyers who flew in from Germany! The person who recommended me just called me to tell me I am the best! I love hearing that :)
