As of this particular moment, I have no active listings in MLS. Yes, I have sold all of my inventory. Which is very unusual for me at any time of the year. Almost always I carry a few in inventory. In fact, can't recall the last time over the past 7 years of our seller's market that I've ever sold every single listing to reduce my active inventory to zero.

However, lately, buyers have been demanding price reductions before they will act.

The good news is I'm not completely out of homes to sell for very long as I have at least one new listing going live in MLS this coming Friday, maybe two.

Not a bad problem to have, Elizabeth. ;)  I know what you mean about the over 500K market - it has slowed down. We have the same issue with one of our listings it was finished last year in July- hoping a  slight pricing adjustment will do the trick. The new construction product is trumping the year old homes.

While there is a little more inventory on the market, and fewer sales, it is still very much a seller's market, and difficult for homebuyers to prevail when "demanding" price reductions in their offers.

Debb Janes EcoBroker and Bernie Stea JD It is interest rate hikes, that are causing the slowdown in the over $500K market. First time home buyers especially are feeling the crunch and loss of buying power.

Myrl Jeffcoat You and I are in opposite-land today. LOL. The sellers market in Sacramento is losing steam and buyers definitely are prevailing when they demand price reductions. :)
