During the past week, four new single family homes came on the market in Monroe NY. Total available inventory increased slightly from 120 to 123 available homes. Based on the sales during the last year, there are currently about six months of inventory in Monroe. This is typically thought of as a balanced market, meaning neither buyer nor seller have the upper hand. However, I am still seeing multiple offers for new properties that come on the market, which leads me to believe it is actually still a seller's market. That makes it a great time to sell.
The new listings of single family homes that were added to Monroe real estate inventory were:
4 Babcock Drive, MLS #4831236, listed at $133,900. A two-story style home with three bedrooms, one bath, ~1,000 square feet of space and about two thirds an acre of land is now available. The home has some wood flooring and a driveway. It is served by natural gas, municipal water and municipal sewer. No other information was provided. This is a foreclosure sale.
30 Swezey Place, MLS #4831324, listed at $319,000. This three bedroom, two bath cape-cod style home has ~1,650 square feet of living space. The home has a new roof, driveway and hot water heater. There are hardwood floors. The open concept living room/dining room has a built in bar. There is also crown molding, recessed lighting, a wood stove and kitchen with built-in-pantry, Corian counters and stainless steel appliances.
28 Amy Todt Drive, MLS #4829811, listed at $359,000. The third home this week is a four bedroom, two bath colonial style house with ~1,800 square feet of living space and nearly a half acre of property. The home has hardwood flooring on upper floor. There is an eat-in-kitchen, den with wood burning stove and enclosed porch. This home also comes with deeded access to a lake. Annual association fees allow the homeowner to use the beach area. There is a two car garage, driveway and deck.
84 Winchester Drive, MLS #4831605, listed at $379,900. This home is located in the Whitman Estates development. It's a four bedroom, two and a half bath Colonial with 1,850 square feet of space and close to a half acre of land. The home has an eat-in kitchen with pantry, granite counter tops and stainless steel appliances. In the lower level there is a family room, home office and laundry room. There is also central air conditioning, laminate flooring, a two car garage, driveway, deck, patio and lawn.
