No it is not a trick question and I am not talking about an Investor. This is a young couple, buying an owner occupied home. You would think they only want to buy one home, right? Well this couple got the advice to make offers on everything they saw, then they can decide which home they want. They were tired of losing out on buying a Manchester NH area home they said. So the fired their buyer agent and started this plan.
How I knew..... was they made an offer on one of my listings. Later in the day I got a new listing and...... there they were again to see it and made an offer. The key was the multiple offers on multiple homes were all before the sellers even answered them. I did ask them sraight up and they told me their plan. I then asked if they were prepared to purchase more than one home?
It was them who looked puzzled as they did not quite understand. You would think as they wrote deposit check after deposit check that this was a bad idea.
Then it started, my first seller accepted the offer. I was still debating with them on choosing one home to buy and stop the foolishness. Then two more calls from other agents that their offers were also accepted. The choice for this young couple was to be honest and quickly..... and or contact a lawyer.
In the end they decided on my original listing. They told the other agents they were withdrawing their offers. They were lucky all 3 others countered and not just accepted their offer.
The MORAL OF THE STORY is that a buyer should hire a buyer agent who will work with them through every aspect of the buying process. Provide assistance with getting pre approved, finding their dream home and getting the offer accepted.
The MOST IMPORTANT message is to share is a home seller has to work with and not against the listing agent. That every consumer that my philosophy is simple, provide more personal and professional service to guide clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest.
