Can you imagine how much easier life would be if we could prevent the little mistakes we were about to make because of lack of experience? When you purchase a new home as a first time homeowner, the last thing on your mind is preventive maintenance. Only if you had just read the manual the builder gave to you on the closing day! Chances are like me, you put it in a drawer only to pull it out years later when problems started to arise. If I could travel back into the past, here is a quick list of what i would do-over.
Register My Ac Unit, Furnace, and Coil
Who knew that in order to get a full 10 year warranty, you have to go on your computer or tablet and register the serial number for the above items for the full warranty. If you forget like me, then you only will receive 5 years. You have about 60 days or so to complete this. I wonder what politician these companies paid off to be able to get away with this. After 7 years my coil started to leak.
Hire Reputable Vendors
Then I made my second mistake. I contacted an ac company who simply filled up about 5 pounds of refrigerant. But if you didn't know, the AC coil is a closed end system. It shouldn't have to be filled for the life of the unit. What I learned later, is that the AC company either scammed me or the technician was incompetent. If you have a leak, it's almost impossible to repair.
Later I discovered that there was a class action lawsuit against Lennox, the maker of the unit. The moral of the story, register your equipment and don't accept one made by Lennox!
Also remember to change you air conditioning filters. Each filter is rated for a certain timeframe.
Perform Routine Maintenance on Your Garage Spring
One day while in my living room, I heard a sound so loud I thought someone had driven right through my garage door. Well it turns out that everyone has a garage spring that is good for only so many "cycles". Eventually the spring that assists the garage door go up and down, eventually will give out. Each spring is rated for about 1000 cycles. Did you know that your supposed to perform maintenance on your garage door. Every six months or so you should spray a fluid you can purchase at Home Depot or Lowes.
It's possible I could have gotten a couple more years out of my garage spring. Well $350 later i have a new spring that I intend to perform maintenance on it twice a year.
Treat the Exterior of Your Foundation with Termite Pest Control
Do you live in the part of the country that is affected by termites? Some say it's just a matter of time before you are going to have a termite problem. Well unfortunately for me, termites happened to find my home way to early. The cost over $700. If you ever have the opportunity to build a new home, have the builder treat your soil accordingly. It will be much cheaper.
Don't Buy Stucco in the South
Whatever anyone tells you, try not to purchase a stucco home in a wet and rainy climate. Now I know that a builder is going to tell you that all "those" problems have been solved. I'd rather not test this experiment again. Well the stucco exterior was no match for a hurricane. Not only will water stain the exterior, given enough time and rain, it will seep through. If you live in Arizona or California, then stucco makes a great option. But here in southeast Texas, i'll take brick next time.
