Does your Market use Sentrilock ?

Our local board has determined that in a couple months...having signed a contract without query to the membership they "serve" that agents will now be required to use Sentrilock rather than the lockboxes that are presently in use. To most agents in our market this would appear to be a Not broken signgood case of....It's not broken...let's fix it anyway. There is presently...as we understand it...no method determined for how to distribute these "new" ....not really improved....boxes...who gets how many....and then there are Buyers agents that don't need them BUT will be forced to pay for them.  What if you get a new listing and have exhausted your inventory...and it's a weekend...or anytime that the local board is not open to replenish the inventory....hmmm ? It sounds as though this has been a "do first and think about it later " kind of decision...and as an agent questionsrequired to belong to this organization...one has to question the thought process..or the lack thereof...hmmm ?

    An important "FEATURE" of this new system is that agents would NOT own the boxes...the same people who brought you the "Better to Buy than rent" story...now want agents to "Rent" the boxes with fees that continue for limited quantites ad infinitum....hmmmm...again !

    ActiveRain is a kind, generous, thoughtful, giving community....and we are grateful members and hope that we contribute to the successful practice of agents who are members. We need some help...we can't see the wisdom of this "new system" of "security" at this juncture.  

   The proposed fee structure and length of time would yield a gross figure to the association of MILLIONS of dollars....and that too is a question....does that mean dues would no longer be charged with this this newly found source of revenue ?  That more accountiing staff would have to hired to manage/invest this new fortune ?   

   Lockbox  It would certainly seem likely that more staff would "need" to be hired just for maintaining inventory, distribution etc. I have no idea what kind of "maintenance" is or could be required. (If you ever have had a key jammed or lock box frozen ...you can relate.)

    This situation comes at a particularly busy time for our practice....David calls it the "Money Phone"....and we have listings stacked in line in various stages of preparation for the market. (If you think going on vacation brings business...let me tell you that's nothing compared toGratitude changing Brokers !)

    If you have a couple minutes to tell us...OR Kristin Johnston...how this system "works" or does not..how it was considered not adopted...or whatever your market situation might be...we would love to hear it. We love you Active Rain...not said casually...but with every ounce of sincere emotion we have from the bottom of our hearts.

Good morning, Sally... our market has used SupraKey for more years than I can count. I own an inventory of several dozen boxes for both  North Carolina and South Carolina. We've updated our boxes over the years and each time our mls has very efficiently swapped out my old boxes for new ones.

Good morning Sally. Changing lockbox systems is never easy. I have been through it twice. The first time we were able to exchange the old lockboxes for new ones but you had to register ownership. The second time the registered owners of the lockboxes could exchange them for a fee. I was registered to over 300 lockboxes. I then left and the new managing broker gave them to the agents. When the next exchange came, each agent had to locate me for a letter to transfer ownership. I could have created a fiasco! I did not! Good luck!

Supra Key boxes are the predominate choice here but many agents are using the coded boxes instead of the electronic. I prefer the electronic because of controlled access and an accurate record of all showings. They are very expensive though.

Unless there is a reason we can't see Joan Cox  maybe we can collaborate against the "City Hall"efforts of change for the sake of changing !

We use Supra and have used them for a long time! I love them we switched to the larger ones about 4 years ago and it was a very easy procedure..they swapped ours out (went at a time slot they gave us) and we got the new. We buy them and I have several dozen in my inventory..we can sell them for what ever reason to another member just log on an notify the board. I love getting emails with who has gone into my listings, the time and their contact information..easy... peezy! I can easily follow if the agent is showing several of my listings and see how much time they spent showing.

We buy Supra boxes and if we begin running low, can buy additional boxes at the Association. Some agents are too cheap to buy the Supra boxes so, I'd say about 30% of them still use combo boxes. We've used Supras for over a decade and when the company upgrades them, we don't pay, we just swap them out for the new version.

Hopefully this helps and you can convince your Board to make a change for the positive, Sally! What they are doing makes no sense...except for them to find a way to get more money out of the agent members!!

I agree, If it not broke why change just to change.  They try to change back in 1998 and that did not work but trade for 3 for 1 and it last 2 months with most not switching.

Great post Sally!  To be clear, I don't have an issue with the new boxes as a product.  It is just fine if an agent CHOOSES to use them, but we should not be FORCED by GMAR to pay for them for years, without really owning them, etc.  It is the principle of how all of this was/is being handled by the board.  Not fair!  I hope local agents speak out (like you did Sally!) and we can make a change, but we shall see!

These changes do require some planning and you do need to have an adequate inventory.

Sally and David this sounds like a real sweet deal for "Sentrilock", and I would be suspicious that someone at the Board is getting a few dollars in their pocket for this.

Sally & David we have used Supra and even when they exchanged to new and improved Supra it was a total nightmare as the conversion took place.... yes Progress comes with a pain factor, Endre

We buy our boxes individually from our association and even have a resale program to resell at a discount when agents leave the business. They are Sentrilock boxes

Good morning Sally and David.  My board and most of the ones around us use the Supra Lockboxes. I like the fact that I can be advised when an agent opens the lockbox and also ask for feedback automatically.  But, we own our lockboxes.  We do need to pay a recurring fee (rent) for the access key or phone app.
