I just love how Las Vegas new home builders come up with the names they do for their new home communities. In Las Vegas, in the very popular Summerlin master planned area, we have very high demand for new homes and tight inventory from $500's into the millions. With Las Vegas being a desert community and with an average of 294 sunny days, it made sense for the builder Toll Brothers to name a community Shadow Point provided there's a significant shadow area. So we went to look for the shadow point. It's not there. However, we did find lots of shadows from the lines of buyers wanting to buy at Shadow Point in this pre-model construction time period.
This is a very unique gated community in the very popular Summerlin area of Las Vegas. What makes it unique are two factors: 1) It's an all single story community which are becoming nearly extinct in Las Vegas due to the major rising cost of land for single story homes 2) Each of the three floor plans offers a pop-up bonus room on top of the home that's like a loft area. Depending on the lot selected, the potential for views of mountains or the Las Vegas Strip from the pop-up windows and exterior deck is a possibility.
With prices now in Las Vegas Summerlin for luxury new homes typically priced in the $500's to millions, you can see why a new home builder will have lots of interest when they first open. At that time you're basically buying off of floor plans and drawings since model homes haven't been built at that time. You're also at that time getting pre-opening prices as well as access to great lot selections. As of July 14, 2018, Shadow Point is just now framing their model homes and the pre-model home prices are still available.
