Why is my newer listing not getting enough attention?
Have you put in the MLS?-Check
Have you got great photos?-Check
Has it got a virtual tour?-Check
Have you done open houses?-Check
Have you done some live Facebook posts about the home?-Check
Is it on ALL the ZTR (Zillow, Trulia and Realtor.com) sites?-Naturally

Good Lord I've done everything....what can I do to ensure that this home and neighborhood is getting ALL the attention it needs??!!
Oh my gosh! I need to write a blog post and create and IDX page to get some of that SEO juice to the top of Google so that I can generate some more buzz around this neighborhood and home.
That is literally what came into my mind last night about 10pm trying to figure out how to create some more interest in a home that's in a challenging situation. Beautiful newer one story home, but owners have little to no equity as the home is practically brand new.
It's also competing with several brand new constructions homes AND the neighborhood is saturated with pre-existing homes for sale as well. My clients need to get moving as they are military and transferring and I want to do everything I can to help them get their home sold.
It's a seller's market here where I am in the Greater San Antonio TX area for the most part and homes are coming off the market fairly quickly. However, NOT all areas and neighborhoods are facing that particular issue. This particular neighborhood is convenient to all the military bases, shopping etc but is not the favorite school district...however, it's important that new buyers understand that this area is getting brand new schools.
In order for me to help potential buyers find this place and this home, I did an IDX page on my website and created two blog posts, one here on Active Rain and a generic one on my wordpress site. I also created a neighborhood page that explains the neighborhood, the amenities and the new schools and put it in the search area of my website.
Now we just wait and see. I still do the opens, live FB posts, etc, but now I can go to sleep at night knowing that I have now done everything to ensure my listing and that neighborhood is getting the most exposure I can get it.
