Five Easy Curb Appeal Ideas for Your Listing Clients

As a Realtor®, you know that the fastest way to spruce up a listing and get more offers is to boost curb appeal. Unfortunately, your listing clients may not want to spend dozens of hours in the yard – especially in the hot summer.

The good news is that there are quick and easy curb appeal projects that your listing clients can readily do in a weekend. Getting more buyer interest and thousands of extra dollars is all the motivation they’ll need.

Here are five simple projects to suggest.

Beautify the Mailbox

You can’t get much more simple than this! What homeowners don’t realize is that an old or dilapidated mailbox is a bad thing for buyers to see as they arrive.

A broken down mailbox indicates a lack of care and may make buyers wonder what else has been neglected. Fortunately, this is an easy fix.

A new mailbox or a coat of paint and new numbers on the current mailbox can go a long way to impressing potential homeowners.

Make the Front Door Gorgeous

The front door is one of the most inviting elements of a home. When sellers spruce up the door, it draws the eye and can even camouflage some less-appealing aspects of the yard.

A fresh coat of paint in a complementary, appealing color is often all that’s needed. If your clients are more ambitious, suggest a replacement door.

A high-class door can help put buyers in a great state of mind as they enter the home.

Tidy the Landscaping

Landscaping doesn’t have to be an all-weekend, dozen-hour job. There’s a lot a homeowner can do in just a couple of hours when they think “clean, tidy, well-manicured.”

Trimming bushes back into an attractive shape, pulling a few weeds, and putting down new mulch can give a sense of a put-together backyard in a short amount of time.

Decorate the Porch

You know to stage inside a home, but don’t overlook staging the porch as well. If there’s space for a bench, a set of chairs, or a porch swing, it can do a lot to sell a house.

The goal is to encourage buyers to see themselves enjoying the home as if it were theirs already. An inviting front porch can do a lot before folks even walk in the door!

Refresh the Lawn Quickly and Easily

Re-sodding is a huge expense. Instead, show your homeowners how to refresh a lawn quickly and easily. Non-toxic and biodegradable lawn paint can make a big difference, as can pouring a high-quality lawn repair mix over bare spots.

If the homeowners use seeds mixes, they will need to water the new areas regularly to encourage new growth. They may be amazed at the results themselves!

Putting a little time into the lawn doesn’t mean slaving away in the hot sun for hours. Simple and easy fixes can be a great option.
