The following data are taken from the San Diego MLS (private sales are not included in these statistics, nor are multifamily properties, or mobile and manufactured homes). The data are believed to be reliable at the time this report was written but are not guaranteed.
Here’s the breakdown of overall activity.

Detached Homes Sold
142 (down 7%), 27 Days on Market, Ave. Sales Price $608,360 (down 5%), Ave. sale 98% of asking price
Attached Homes (condos, town homes) Sold
24 (down 20%), 26 Days on Market, Ave. Sales Price $332,833 (down 7%), Ave. sale 98% of asking price
In June 2018 there were 166 homes sold in Escondido, a decrease of 9% from last month. Average sale prices decreased modestly for detached homes and for attached homes. Buyers were able to negotiate an average of 2% off their sales price; however, 42% of the homes sold for asking price or more.
20% of the transactions were for cash, compared to 11% last month. Days on market increased for attached homes (condos, town homes) and for detached, but marketing time remains under 1 month.
The MEDIAN price of the detached homes sold was $574,500 (up 1%), with $347,500 (down 3%) for attached homes compared to last month.
There were 15 Escondido homes (4% of all active properties) on the market with a Contingent status (i.e., in most cases these are short sale or REO homes that have offers being considered by lenders), versus 16 last month and more than likely some of the same homes still awaiting approval. These are included in the statistics below.
At the end of June there were 391 homes for sale in Escondido, another significant bump up in inventory, by 15% from last month. This represents an inventory of 1.9 months for attached properties (up from 1.2 months last month), and 2.4 months for detached homes (down from 2.5 months last month), based on the current rate of sales over the last 3 months. Escondido remains a very strong seller’s market.
In June 260 homes came on the market, another increase in new listings by 3% from last month. The number of homes going pending (158), excluding homes that closed, also increased by 3% from May pendings.
