I received a phone call yesterday from a family that is coming to Orlando for a vacation.  They are staying in a clients condo that I sold a year ago.  My client told them that they are doing well and in positive cash flow with their property.  They referred them to me so they can buy their first property. I work my business exclusively by referral - saves me a fortune on advertising!  I was taught that from every listing or sale we should get at least 2 referrals.

James.  You got to love referrals.  My goal is to have a referral only business in the next 5 years.  And not just Realtor referrals either.
