What do all these Real Estate terms mean anyway?

If you want to talk about a foreign language, just read a few real estate ads. Not a day goes by someone is asking what something means here in the Manchester NH area. Even today in the Q and A section. 1 1/2 car garage, condex, half plex, 3/4 bath or why do they only have a 1/2 bath. Do not get me going when it says 6/3/2.

 

Ads and real estate descriptions should be easy to read and understand for buyers. We are no longer limited to 3 sentences in a newspaper classified page. Let stake a look at some of the more head scratching terms:

 

Condex or "half plex": A duplex is 2 units. In areas where they allow them to be turned into condominiums and sold individually, here in NH they are called condexes which is simply 1/2 of a duplex. Typically no condo fees, each half takes care of their yard and snow removal. A master insurance policy paid yearly covers master insurance split between each owner. A agreement of exterior maintenance is usually part of the condo docs.

 

1/2 Bathroom: Usually a toilet and sink. No tub or shower.

 

3/4 bath: A toilet, sink and stand up shower. Sorry no tub.

 

1 1/2 car garage: Typical a 1 car garage is 12 ft x 22 to 24 ft. A 1 1/2 car garage adds 6 ft for  18 x 22 or 24 ft garage. Room for tools, mower, bikes, motorcycle, tools and or toys.

 

6/3/2: When you see a string of numbers, it is not the combination to the hidden safe. First is room count 6, then bedrooms 3 and bathrooms 2.

Good morning, Scott Godzyk there's variation of those terms.... we don't use 3/4 bathrooms.... if there's a tub and/or shower, it's a full bathroom.... as opposed to a half bath with only two fixtures....

That is one reason I do not use abbreviations and real estate jargon in my marketing/advertising materials or in my mls descriptions. One of my favorites is SS appls. Do agents really think that buyers automatically know what this means?

The real estate industry does have a language all its own, Scott Godzyk ... and I think it's easy for us in the industry to forget that not everyone is privy to it and can navigate it.  Thankfully, many glossary exist ...

I think many real estate terms confuse lay folks.  Heck, even when they toss out new forms at us, and then begin using only initials to describe them, I have to get up to speed!

I do like that better Barbara Todaro . Alot of my new bpo forms are 1/2 or full, no more 3/4 but appraisers are sticking to 3/4 right now.

Yes Nina Hollander i see that  alot. SS for stainless steel. However some should say DWR for dirty white refirgerator
