Condos managed to keep up their strong showing this week, while Princeville single family homes were basically non-existent. Here is your update:

New Listings:

Sandpiper 135 is listed at $495K. The most recent sale was in 11/03 for $250K. Mauna Kai D201 is available for $699K. The prior sale was in 9/02 for $310K.

Kaiulani 74 came on the market showing as in escrow while listed for $810K. The townhome was purchased from the developer in 4/07 for $898,250.

Back on the Market:

Sealodge B1 returned to the market still priced at $474,999 since being in escrow on 7/14. That prior sale was for $280K in 10/15.


As noted above, Kaiulani 74 came on the market showing as in escrow. Emmalani Court 525 found a buyer in short order, going into escrow while priced at $597K. The prior sale was in 10/16 for $510K.


Nihilani 30B closed at $640K while priced at $659K. The condo changed hands in 7/12 for $312K.

Price Changes:

Pali Ke Kua 107 went to $628,500 from $638K. The last sale was in 7/73 for $56K. Nihilani 6C is priced at $795K after coming down from $810K. The last time it sold was in 4/07 from the developer for $753,387.

Now on to your Princeville Kauai single family home update – for what it’s worth.

Yep, that’s it. One house on Rooke Place was withdrawn after 153 days priced at $1.289M. Land for the home sold for $510K in 2/06.

Here we are mid July (can you believe it – already halfway through Summer!) and we have 66 sales under our belt as of today, Sunday. The goal to meet or exceed is 103. Think we’ll make it? I think so!
