In this fast paced Denver real estate market, buyers are having to make quick decisions and this can be difficult for the first time home buyers.   This is the largest purchase you will make, and have heard from some - they "need to sleep on it".Home for Sale

 

At times the buyers ask --- could you find out if they have other offers?  Many homes are seeing multiple offers, and the need to step up an offer is necessary if the buyers truly want the home.     With more listings that came on the market a month or so ago, we are seeing less multiple offers, but if a home shows well, priced well and in a good location, they still may see multiple offers.   There are times you "hear" about another offer, but is there?    I did hear this earlier this year, and the home never did go under contract.   If a Buyer does love the home, write on it, and show the Sellers you really want the home.   When a listing agent sees an offer within a short time of the showing, it does show the Buyer means business!  

 

I remember one home a few years ago that was on the market for almost a YEAR.   It was rural, several miles out of the Denver metro area, but was a gorgeous home on acreage.   Of course, when my buyer decided to write on it, the listing agent said there was another offer.  My buyers and I both thought this was strange timing, and the buyers ended up offering list price.    They lost the home by $1,000.   There WAS another offer!

 

As a Denver REALTOR®, I encourage my buyers to write an offer if they love the home.   This market is not seeing too many low-ball offers in the price point below $500,000 (in most cases), so if you love the home, make an offer you can live with!

Nina, there are times the listing agent will share details (if they share with all buyer agents) and the offer written can and will win the bid.

Wayne, sadly $500 or $1000 usually doesn't always win, it could take $5K.   I try not to use the escalation clause, but there are times we must.

Great advice - it does seem strange, but often offers do come it at the same time. We are having a number of listing agents refuse to accept escalation clauses. It's too bad, as often it's the best way to ensure that an offer doesn't grossly exceed the perceived value established by multiple offers.  Otherwise, we do exactly what Nina suggests.

Joan,I always thought this was an odd question; either you like the house or you don't. If you don't like to compete you shouldn't be in this housing market.

I ask my buyers who want to play with negotiations...are you going to be upset if you loose the home you like over a few thousand dollars? and How much do you like it on a scale of 1-10?

If agents blantantly admit there is another offer, there is another offer. Why buyers think agents are nothing but liars is beyond me.

Maybe it's because buyers have gotten pretty good at pushing the truth themselves. Example. Are you working with an agent? Oh, no, not at all. Oops, they are working with an agent.

I have seen some buyers balk at making an offer on a home they like because it's been on the market too long (in their opinion) only to get really disappointed when it sells shortly after.

It is strange how a home can be on the market for a time and then all of a sudden lots of buyers are interested. I tell my buyers you usually only get one chance.
