Should Buyers Sleep On It Before Buying a Home?

By
Real Estate Agent with Lyon Real Estate BRE #00697006

Not a Sacramento buyer's agent out there who doesn't want her buyer to be thrilled with the purchase of her new home. And right along with that, rare to find an agent who doesn't cringe when buyers announce they want to take another 24 hours to think about their purchase.

You know what happens to those red shoes you're not so sure you want to buy at Nordstrom? You decided to wander a few other stores, and when you come back to look at the shoes again, they are gone.

Same deal with a house. Houses don't stay on the market forever in Sacramento, and when that one is sold, the next house is not the same. It is different. There is no skew number you can grab and go to the customer service counter to find another. You can read more in my personal blog today at this link: Pros and Cons to Sleeping on Buying a Home in Sacramento.

In our strong sellers' market, buyers don't have the luxury of waiting if they want to get settled in a home of their own. Those who can't be decisive lose out every time.

That's something I've been telling Charlotte buyers for a few years now... that they probably won't have the luxury of "sleeping on it" (or as is more often said in the South, "praying about it). And I hate having to do that. Such a big financial decision and people have to rush into them. No doubt the market will cycle again at some point, but for now I feel badly for people who are new to town or to buying a home and pushing them into making quick decisions.

Absolutely hate it when clients go into "sleep mode", Elizabeth Weintraub Sacramento Real Estate Agent, Top 1% of Lyon Agents ... it's not only homes they miss out on.  It's interest rates, closing dates, and more ...

I'm hoping many many more read your advice (and mine) and follow it!

Hi Elizabeth- it's tough for buyers not to want to sleep on it, when you look at the size investment they're making. But...they have to be willing to lose it if they choose to wait. Can they live with that?

Some people not. You snooze, you lose.

Nina Hollander Yes it's a big financial decision but what are they doing out looking at homes to buy if they are not ready to buy? Nobody is pushing them, say, here, buy this home. Just if you don't, somebody else will.

Buyers should not be looking at homes with a Realtor if they are not prepared to buy. They should go to open houses on their own time.

Gene Mundt, IL/WI Mortgage Originator - FHA/VA/Conv/Jumbo/Portfolio/Refi I have not had a client go into sleep mode or vanish on me, at least not lately, not in my short-term memory banks, LOL.

Kathy Streib Can they live with it? Of course, they can. Rather than point the fickle finger of fate at themselves, they say something stupid like, "Oh, it wasn't meant to be."

Agents want to yell: YES, it WAS meant to be, but you screwed it up!

Evelina Tsigelnitskaya I have absolutely no problem with making decisions, either. My clients love it when I use one of my favorite catch-all phrases, which is "here's what we're gonna do."

And then I frantically come up with a Plan. And it's a damn good plan, too! :)

Hi Elizabeth... I'm not talking about buyers who are not committed to buying. I work with a lot of relocating buyers... they come to town not always yet totally sure which neighborhood they should be in, which schools might be best for their kids, etc. I used to have time on a 3-day trip to provide them with a comprehensive overview of neighborhoods, homes, etc. which allowed them to make a deliberate decision. Now we don't have the luxury of a few days to acclimate and reflect on what's right for their families when they move to Charlotte. And having had to do this myself in all sorts of relocations numerous times, I get how much pressure this puts on relocating buyers, who already have enough stress just in moving to a brand new place.

Elizabeth, buyers rarely have time to "sleep on it" here either, unless offers are not due until Sunday evening.
