These products offer true 80% LTV hard money loans for refinance. Cash out is available, and the process is swift and uncomplicated. Depending on whether title is held under an LLC, Corporation or personally, there are some credit requirements as well as experience requirements. For investors with some experience, the credit requirements are loosened. For investors with good credit, experience requirements are loosened.
For purchase money, the leverage available on these 80% LTV hard money loans can be increased. On a purchase, this program can go as high as 90% of the purchase price - or 80% of the appraised 'as is' value - whichever is less. So for example, on a purchase price of $500,000 where a buyer is getting the property below market, we could potentially fund up to $450,000, requiring only 10% down. With an 'as is' value of $562,500, the numbers work, meeting the 80% of as is value, capping at 90% of purchase price.
These loans are not only aggressive, but the pricing is pretty good as well. For short term loans, 12 months for example, the payments are interest only and there is no prepayment penalty. For longer term loans - up to 4 years, there are some minimum interest guarantees/prepayment penalties to be aware of.
