Often buyers wonder what does the demographics data look like in a certain part of Los Angele, CA. so with that said in fairness to disclosure, not only am I very familiar with the demographic data of Westchester, CA 90045, gut I also live in Westchester.
Now many Realtors always try to focus on Turnover, because Turnover will generate listings. So with that said 20% is a relatively low number bur interesting enough for many to target such a turnover. Since I am a resident of the neighborhood I do target the community and I consider myself a Neighborhood Specialist with an advantage i.e.: living in the community.
After seeing these numbers I was even surprised to see such a disproportionate number of residents who happened to be in the age group of 20_30 years of age. I need to be more observant. My perception was more of the 40-50 year age group. So this was even for me a surprise.

Looking at the above charts I must remind myself not to complain about or hot weather. There are many parts of the United States that residents would consider this as "perfect" climate and would love to live here.
As most of you who read my posts have noticed that this is predominantly a middle class community. Looking at the income statistics you can see that as the prices have been increasing in the past four years in the 90045 zip code so have the income level of the residents.
