The 92010 area of Carlsbad includes the communities of Calavera Hills, Tamarack Point, The Summit, The Foothills at Carlsbad, Spinnaker Hill, Pacific Estates, Carlsbad Meadows, Tanglewood (condos), the new planned community of The Preserve (new construction townhomes), and other neighborhoods further west but east of El Camino Real. The 92010 area of Carlsbad offers a variety of attached (condos, townhomes, twin homes) and detached single family homes for buyers to choose from in a range of prices, sizes and styles.

In this report we look at real estate market activity for the 92010 area of Carlsbad for Q2 of 2018 for attached homes, as reported in the MLS. A new planned community, The Preserve, offers newly built town homes priced beginning in the high $500s, so Carlsbad home buyers can consider resales as well as new construction options (read 6 things buyers must know about buying new construction) if they are interested in a condo or town home.

26 attached homes have sold in Q2 2018, 16% fewer than sold during the same period in 2017, and also down 13% fromthe first quarter of this year.

Average sale price was $562,484 (up 11% from the same period in 2017).

Average marketing time was 18 days, with 16 homes selling in 7 days or less.

The median sales price was $568,500, vs. $525,000 in Q1 2018 (up 8%) and $516,221 in Q2 2017 (up 9%).


Current inventory of attached homes, including the new construction, based on the current rate of sales this year, is now about 2.8 months in the 92010 area based on the rate of sales in Q2 2018; the housing market here continues to favor sellers, with plenty of competition for any homes when they hit the market and multiple offers.


12% of the sales were cash transactions. Homes sold on average for 96% of list price, however 58% of the homes sold for asking price or better!



  •         24 active listings, priced from $415,000 to $711,990
  •         Listings have been on the market an average of 23 days
  •         Living space ranges from 994 SF to 1934 SF with 2 – 4 bedrooms
  •         Average list price is $604,301 with a median price of $610,995
  •         15 of these listings are new construction starting at $589,990

14 attached homes are pending (on the market for an average of 26 days), priced from $459,000 up to $755,000 (average price of $589,266). Seven of these pending listings are brand new construction town homes in The Preserve.
