Down to the Wire ~But CLOSED! Home SOLD Idabel OK 74745
About 4 years ago, I showed a historic home to a young couple and it was exactly what they wanted. We wrtoe an offer and it was accepted. Then within a matter of days, the husband lost his job so of course, contract cancelled and everybody regroup.
Fast forward 4 years, we listed a different historic home in Idabel, OK. The same young man calls me about it. He opens with, "You may not remember me but we tried to buy a home through you about 4 years ago."
OF COURSE I REMEMBER THEM!
Time has been in their favor, a new job came along, they saved their down payment again, and they are interested in the current listing. We write an offer and it is accepted. FHA Mortgage.
Home Inspection passed.
Pest inspection done ~ but somehow the report kept getting lost between the office that did the inspection and our office... Don and I finally drove to their office and picked it up.
Appraisal order ~ We do not have an FHA appraiser in our area. So one always has to come in from out of town.. which can delay the process and it did... but Appraisal good. Needed one repair. The Buyer took the repair on since home was purchased "as is". Reinspected - all is good.
For some reason, surveys are not finished until title committment.
Title committment ~ Uh Oh... It seems there was a break in title many, many years ago. Double checked county clerk records... no resolution. Title company checked court records again. We checked with our seller. The seller had a copy of the court order that cleared showed marketable chain of title. I scanned and sent to the title company. YES! So Chassy went to the court house to get a certified copy of it so we could file it with the county clerk. The records were so old that they were not in the digital system and actual records are stored off-site. We did get a certified copy and then filed it with the country clerk so it would be in the chain of title for this property.
Now time for survey ~ Uh Oh again... Slight problem. The home has been there forever.. but modern surveys are more exact than ones done to plat property 100 years ago. Title Insurance will not insure buyer and there's a question of whether they will insure lender... It takes a couple of days but we finally get there. Title insurace good for lender with no exceptions.
FINALLY ! CLOSED!
I have one very happy young couple with the home of their dreams... and also one very happy seller to see someone move in and enjoy the home that they lived in for so long..
Prologue: Well, not quite.. a few docs did not get signed at closing.. so buyer came by my office today after work and signed them. WE ARE CLOSED!
