The Phantom Offer

Have a client who is looking for a home in a particular middle school area and thus an expensive area.

A ranch came up that we looked at and except for the Federal Pacific panel box was a good remodel and fit her needs. It also was a bit overpriced and she went to talk to her husband.

In the meantime, I received an email and text message that an offer was incoming and wanted to know if we were going to write an offer. As circumstances worked out we could not get an updated approval and did not write the offer.

Today, while checking new and expired listings the home, had expired yesterday and today is back as a new listing and a new price!

This "TEAM" now has me wondering if this is the game they play as it is the second time in a year!

Maybe it is time to spend more time on the boat in solitude!

Good morning, Ray... now that is an interesting situation... a head-scratcher, for sure. I've had "phantom" offers where agents have told me they are bringing me one and then I never hear from them again. I've stopped telling sellers someone is sending us an offer. .. too often they get excited for nothing.

Well said Raymond E. Camp . I know a few agents that pull the same stunt here. You learn to ignore them but I'm sure many less experienced agents panic and push their buyers towards making an offer. Just another good reason Buyers should work with experienced agents or new agents that have been well coached.

Raymond E. Camp - People always say, trust your gut! I remember when I first got started in a big franchise. One of the ALC members was notorious for giving phantom offers to new agents with incomplete forms. One day, I challenged her and asked directly. She got mad and said, you new agents don't appreciate anything I do, and with that, she left in a huff. Needless to say, I wasn't the only one who was suspicious and that agent left - which we were all THRILLED about when she was gone.

Raymond, yes we have those games here too, it never motivated me with the exception when we used to get 20 offers on listings about four years ago or so.... now it is well lets just say Real Estate Poetry:))Endre
