Here are some simple guidelines we use when discussing different types of real estate markets.
Markets are localized and can be different in each neighborhood.
A buyer's market happens when you see a shift to more homes available for sale, thus the buyers have more options to consider. This can lead to longer times on the market for sellers and possibly lower prices.
A seller's market happens when there are fewer houses for sale and buyers have fewer options to consider. This can lead to shorter listing times for sellers and a possible increase in home prices.
Either way, real estate markets are always shifting and it is my job to keep up with the trends to best serve my clients. We are currently in a buyer's market with a lot of homes to choose from.
