I just had a conversation about this with a local Dallas area colleague earlier this week. Another reason to consider new construction, whether you're first in or last: you're not competing with other buyers and driving up the price. Of course, you'll more than likely drive up the price with all the upgrades you want added, but that's a topic for a different blog post.

People love new homes!  You get the bright and shiny, all the latest fashions, EVERYTHING is brand new!  The roof should last decades, the major mechanicals are fresh out of the box, no one else's pet has whizzed on the carpet or chewed the trim, what's not to love?

But should you be one of the first purchasers in a new construction community?

There are certainly pros and cons to consider, and the answers can be very specific to YOUR particular situation, so there's no outright YES or NO answer that fits all.

So what's to consider?

Pro considerations for building early:

As we mentioned, the home IS brand new in every way.  Score one for new!

Get there soon enough and there are probably some good lots to choose from.  Grab that wood or lake view while you can.

The builder MAY offer some incentives to help get the community started.

Most builders have restrictions against putting the same models adjacent to each other, so the early bird gets the choice of homes.

Cons to building early:

Noise.  Hammer hammer hammer from early to late.

Grime.  Dirty roads, dust in the air and on your car.

Debris may cost you a tire or two.  Trust me, as someone that drives through new construction areas regularly, a stray nail is no stranger to my tires.

The community pool, clubhouse and walking trails?  They may delay building those for a bit, so while you may be paying an HOA fee for a pool, you might be high and dry for a bit.

If you have to move sooner than planned, you'll be competing head to head with the same builder and their new homes.

If the builder develops financial trouble, the community may not get finished (along with the amenities), OR another builder may come in later to finish, and they may not build to the same caliber (saw this quite a bit after the last economy swoon).

Now the con list may seem longer than the pro list, but buying early can still be a very smart move.  Whether you're looking to buy a regular home or a patio home, locations for new construction is always limited.  Couple that with finding the right price range and choices may get even more limited.  So when a new community comes along that checks off the location and budget criteria, it's worth investigating.  There's no cost to you to call us up and have us set up an appointment with the builder's rep to explore your options!  And one note of caution, take those "starting at $XXX,XXX" prices with a big grain of salt!  While technically a house CAN be built for that price, it'll be the smallest house and a plain house too, so realistically expect to go above those advertised prices to get what you actually want to call home.
