Giving Advice to a Buyer Working With Another Agent

With listing agents, it is very clear which agent is the listing agent. With buyer's agents, it's not always so clear. A potential home buyer who handed out a one-star "review" was insulted that I would not continue a conversation with him and provide more free advice. I had already told him, numerous times, that I could not give him advice when he is working another agent. Per the Code of Ethics.

That didn't matter to him, because he alone decided it was OK to talk with me anyway. When I refused to answer more questions and said I had to go, he decided to find a review site somewhere so he could slap a one-star on my page. Because he was so grateful for the assistance, you see. Or, he thinks with his pecker. Hard to say.

The "drawback" of having subdivision pages that get found (and despite CLEARLY stating on those involved with new construction that I am NOT the builder's rep), buyers that already have agents call for information.  I have to explain their agent is the one that needs to find the information they need.  Some get it, some don't.  Bill

Ha, not thinking logically, that's for certain. How do you handle calls from clients who want to complain about their listing agent?  We got a call last week, it was very uncomfortable. Basically, I told her to have the discussion with her agent - and call me for assistance when they are no longer working together.

In a weird sort of way you are lucky not to be able to work with him since he was working with another agent.  He obviously has no shame or ethics.  Not a good match for you.

A seller who wants to change agents in Sacramento is something different than a buyer in another market who wants free advice, won't let you hang up, and then bad mouths you afterward by making up shit because he is ticked off that he didn't get what he wanted.

Liz and Bill Spear I just noticed one of those on Yelp from a buyer none of us know, and I could have sworn that person had posted on another agent's website in our office. I think she mixed us up. You can't get those off. And if you get enough of them, they will reduce your 5-star average.

There is no question in our profession we come into contact with interesting personalities.  When folks are usually told about our adherance to the Code of Ethics, they come to understand and simply hang up.  But, there are those like you detail here, who sometimes find their way to our phone.

Carol Williams I think the problem is I tried to help him when he clearly was not a client and would never be a client. It's in my nature to try to help and solve problems for others; however, from now on, I swear to god, I am not doing it anymore. They want advice, I'm just gonna ask them outright if they want to hire me, because if they are already working with somebody else or whatever, I'm not even gonna explain, I'll just hang up (oops lost a connection) and block them when they try to call back.

Too many variables with the sort who call for free advice. Not enough upside.

What world do you live in, Myrl Jeffcoat ? LOL. I have never had that happen. Nobody ever said, oh, the Code of Ethics, I understand. Ha, ha, ha.

Because they don't and they also don't care that they don't. It's our problem, not theirs. They just want answers because many are self-centered.

No, they say: I'm not asking for advice my agent would object to you giving, I just want to ask a question.

I think they get that playbook from Trump.

Elizabeth- I think that no matter what you say, people don't understand the ethics code under which agents work.  Either that, or they don't care.
