My 15-Second Tip for Preparing to Sell a Home

When preparing a home for the market, I often spend hours and hours with my sellers, making sure their home is the picture-perfect dream home when we go live in MLS. I agonize over words I use to describe as much as the sellers obsess over each nail hole they forgot to fill.

Even the directions are important. Especially when I compare an older listing.

For example, a Sacramento Realtor does not want to send traffic down a busy street past sketchy intersections when a more beautiful route is readily available. But sellers also have a job to do. And one of the most important jobs takes only 15-seconds to identify. Plus, it stop sellers from working on projects with low-rates of return, especially when time is of the essence.

Good morning, Elizabeth... I've used your 15 second rule many a time... I just didn't know it had a name. Now I'll go around 'impressing' future clients be referring to it as a rule!

I also scope out the prettiest routes to a home and put those directions into MLS. However, if an agent is using GPS I have no way to control it and it's likely they'll use a less than lovely route.

I use the prettier routes because buyers tend to follow them, plus they can often picture where it is in their minds. Next week I am listing a home in Curtis Park and the previous agent sent visitors down Franklin, a busy street with closed-up shops. Better to come up East Curtis Drive past the park.

Elizabeth, I never knew there was a name either, good job.    I too put in directions for the best & prettiest route, but most agents use their GPS.

I too use the fifteen-second rule, but also didn't have a name for it. Go figure. I like it - it's an easy way to explain the process to sellers. It's almost intuitive if you're an observant agent - it's easy to spot a trouble maker that blocks the flow. 

As for the route, absolutely critical. They can use the ugly shortcut once they move in. Lol.
