Princeville Kauai Real Estate update for July 22 to July 28

There are several new condos to choose from this week as well as two that founds buyers! If you are interested in a Princeville condo, keep a close eye on the market (or have your agent do that for you) as they go fast. As of today, Sunday, there are only 39 available units, ranging in price from $344,900 for a leasehold Cliff’s unit to a $1.550M Puu Poa unit. Here is your update:

Paliuli 7 sold in 12/15 for $615K and is available now for $689K. Plantation 122 is listed for $690K. It sold for $575K in 11/13.

Villas of Kamalii 33 is on the market for $839K. The last sale was for $705K in 4/15.

Contingent:

Kaiulani 42 found a buyer after 292 days while listed for $1.349M. The seller bought this condo in 2/17 for $1.4M

Mauna Kai F7 is in escrow after 25 days priced at $578K. It sold previously for $350K in 8/14.

Under Contract:

Sealodge B8 took only 38 days to go under contract while priced at $475K. It was purchased for $240K in 9/17.

Price Changes:

Leasehold Cliffs 2310 reduced from $359,900 to $344,900. The unit last sold for $250K in 4/03 and is now a bank owned property.

Hanalei Bay Villas 14 is priced at $899K after a price reduction from $915K. The sale before this was in 7/14 for $630K.

Plantation 711 went the other way with a price increase from $629K to $650K. Purchased in 4/13 for $425K, this unit shows as temporarily off the market. Now on to your Princeville Kauai single family home update:

5127 Iolani Place is in escrow after 49 days while priced at $795K. The home sold for $725K in 1/17.

After 71 market days with a list price of $1.245M, 4009 Kaikioewa Place is in escrow. The seller purchased this in 4/04 for $760K.

 

Sales:

3565 Kaweonui sold for $3.325M while priced at $4.150M. The most recent sale prior to this was in 6/08 for $3.675M.

Price Changes:

5231 Honoiki was priced at $899K and is now $875K. The last purchase was in 8/06 for $920K.

After a $55K price reduction, 3656 Albert is now $1.395M. The home sold previously for $995K in 12/07.

While homes aren’t moving quite as fast as condos, it could be because there are only 27 available properties, ranging in price from $799K for a home on Albert to $4.395M for a home on Kekuanaoa. If you include three homes in Princeville Heights then we have a solid 30 from which to choose. Those three homes are priced at $4.5M, $7.9M and $10M, although this last one is more for the 10 acres of land that comes with the 640 sqft house.

If you are seriously considering purchase of a home or condo, it’s in your best interest to have an agent to keep you informed. They often know of properties that are coming on the market a day or two before they actually become available. If your agent isn’t giving you a daily update, you need a new agent.
