This weeks report on home values for Mission Viejo and surrounding areas homes is prepared by a Mission Viejo Realtor Tim Lorenz. The report shows the Orange County Median Prices for resale homes were up 5.9 percent, new homes are up 20.2 percent and resale condos are up 3.5 percent. The sales volume is down for resale homes 9.4 percent, down 11.9 percent on condos and up 5.9 percent for new homes.
Mission Viejo Zip Code 92691 sales prices are up 6.5 percent and the sales volume is down 10.1 percent.
Mission Viejo Zip Code 92692 sales prices are up 12.1 percent and the sales volume is down 25.8 percent.
Aliso Viejo Zip Code 92656 sales prices are up 0.9 and the sales volume is down 17.7 percent.
Laguna Niguel Zip Code 92677 sales prices are up 11.3 percent and the sales volume is down 1.3 percent.
Rancho Santa Margarita Zip Code 92688 sales prices are up 7.5 percent and the sales volume down 0.0 percent.
San Clemente Zip Code 92672 sales prices are up 10.6 percent and the sales volume is down 7.4 percent.
San Clemente Zip Code 92673 sales prices are up 1.5 percent and the sales volume is up 16.0 percent.
We now know that the market is flat and slow comparied to last 7 years. It is changing it was bound to come. I believe the change will continue for a few years. Let me explain. Markets do not just go up the settle and they go down. I think we are at the crest and the market will turn down. Let watch and see.
