It's A Seller's Market In Charlotte! Don't Wait... Sell Now!

By

Thinking about selling your home?

The #1 reason to sell your home NOW and not wait: Buyer demand continues to outpace supply!

It's a seller's market, pure and simple... and that's a great reason to sell your home now and not wait. The most recent NAR Existing Home Sales Report showed  a 4.1-month supply of homes for sale nationally. This is lower than the 6-month supply needed for a balanced market (meaning it's not either a buyer's or seller's market). The 4.1% supply of homes for sale is also 6.1% lower than last year’s inventory level.

The housing supply has been shrinking every month for the past year both nationally and in the Charlotte region. In fact, the national inventory of homes for sale fell year-over-year for 36 consecutive months as of June 2018.

In the Charlotte, North Carolina metro area, the inventory is even lower at just 2.3 months supply. In some areas of the Charlotte region, inventory of homes for sale stands at less than 2 months.

Buyer demand continues to outpace the supply of homes for sale across the country, as well as in the Charlotte, North Carolina region. Buyer demand does not appear to be slowing down. And waiting to sell will most likely only increase the competition between you and the other sellers who are planning to put their houses on the market once the fall selling season arrives. Why not sell now while demand is high and competition for buyers low?

If you're debating whether or not to list your house for sale this year, let’s get together to discuss the supply conditions in your neighborhood in the Charlotte metro area and how we can assist ou in gaining access to the buyers who are ready, willing, and able to buy right now!

Ron and Alexandra Seigel thanks, Alexandra... just so many people sitting on the proverbial fence, some of whom will be "crying" at some point when the market isn't as strong.

Grant Schneider hi Grant... I kept putting out those CTA's to buyers before home prices and interest rates went up... and now some are crying in their beers because they didn't listen. I think we might see the same happen with sellers at some point.

Sellers in Charlotte would be wise to list with you, Nina, before your market slows. You know what they say about California. It starts on the West Coast and moves East, LOL.

We have a slowing in our Sacramento market. Buyers are pushing back and saying no to higher prices. They want a deal. And they're a little bit afraid of the way things have been going.

Elizabeth Weintraub Sacramento Real Estate Agent, Top 1% of Lyon Agents hi Elizabeth... we already have seen a slight slowdown in properties over $450K because those are not our "bread and butter" price points. But under $350 and especially under $300K in the most in-demand areas, it's still very competitive.

Nina, you said it - do not wait! The market will slow down and I agree with you, some sellers will be singing the blues. When the market is this strong there's just no sense in waiting.

Amanda S. Davidson hi Amanda... doesn't it make you wonder why so many people think they can always time the market perfectly? Would that it was so!

Great market information to share with your readers. The statistics back up what we know to be true; there's no time like the present to sell, especially when it's a sellers market.

Pat Starnes-Front Gate Realty hi Pat... thanks. Too many people think they can outsmart the markets and sell at the one perfect time, which we know doesn't happen very often. And when it does, it does by happenstance and you don't kow you hit the perfect time till later.

Michael Jacobs hi Michael... thank you. Part of the problem is that most people read headlines that don't apply to the local market and try to make decisions based on incomplete information. And we all know that real estate is very local, if not hyer-local. It certainly is hyper-local in the Charlotte region.

Endre Barath, Jr. good morning, Endre... I have no doubt that just as I have buyers now lamenting that they didn't listen to me one year ago, two years ago about buying then, there will be sellers in the near future who will also be lamenting that they didn't act sooner.

Jerry Murphy, CRS, SRES  hi Jerry... I tell people all the time that trying to time and outsmart the real estate market is like trying to do that to the stock market... it's virtually impossible. And if you succeed it you don't know till later and it was probably serendipity!

I see you are almost at 500,000 points for a free account... so I've just followed you and here's 50 more points to help get you to FREE-dom in the Rain!
