In July 2018 the inventory of homes decreased very slightly. 262 homes were available July 1 in these four subareas, while 260 were available on Aug 1. Our recent high in monthly inventory was reached on July 1, 2016, with 352 units available then, while the low was reached January 1, 2018, with 175 units available then. A year ago on Aug 1, 2017 the available inventory was 274, so we presently have 95% of the inventory we did a year ago. The median list price of homes offered for sale decreased 6% in H20, decreased 2% in H23, decreased 8% in H27, and increased 8% in S93.
49 homes sold last month. A year ago, 22 homes sold in July 2017.In most months median list prices are above median sold prices. This means that those that sold are less expensive than those that are on offer. You can see this on the graph, where the blue lines (sold) are mostly below the red lines (list). Last month median sold prices were lower than median list prices in three out of four subareas. In H20 those that sold were worth about 57% of list, in H23 it was 66%, in H27 it was 137% (so sold prices were higher than list there) and in S93 it was 37%.
Inventory turnover numbers for last month were: for H20 17 of 48 (35%), for H23 18 of 121 (15%), for H27 5 of 34 (15%), and for S93 9 of 59 (also 15%). H20 usually has a faster turnover than the other subareas. An 35% turnover as we have in H20 means that we have a little less than a 3 month supply of homes at the current sales rate there. Lower percentages mean we have more months of supply available, higher percentages mean we have fewer months of supply available.
How do July’s sold prices compare to previous months? In H20, last month’s median sold price ($235,000) was 7% higher than the median sold price for the last twelve months ($219,000). H23’s median sold price ($281,790) was lower by 12% than the median sold price over the last twelve months ($320,450). H27’s median sold price ($438,000) was higher by 82% than the median sold price over the last twelve months ($240,463). S93’s median sold price for last month was $200,000, lower by 7% than the median sold price over the last twelve months ($215000). Aggregating all four subareas, last month’s median sold price was $275,000, 4% above the median of the last twelve months, which was $264,500.
Let’s compare today’s statistics to those of a year ago. A year ago there were 274 homes listed, at a median list price of $442,000. Today there are 260 homes listed at a median list price of $439,900, virtually flat from a year ago. In July 2017 33 homes sold at a median price of $237,500 while in July 2018 49 homes sold at a median price of $275,000.
