. Last night will be a night to remember...for our soooo excited Buyer...and for us as it was one of the very best "happily ever afters" we have ever had the privilege to begin to Sellabrate.
In what seems like another lifetime we met "Molly" in the midst of a nasty divorce, about to be a single Mom having to do a short sale and figure out her new life. The Short sale closed and Molly moved with her son to the picturesque Village of Greendale, a popular southeastern Milwaukee suburb. One of the attributes most attractive to people moving to Greendale is the school system. Molly's son "Blake" loved the school and Molly was "more than determined" to buy a house, raise her credit score, have a good down payment and have a great "happily ever after" for her and Blake.
Molly had her heart set on a "three bears" kind of house...not too big, not too small..just right for the family of two...And...she wanted Blake to stay in the elementary school he presently attended. That really narrowed the options for housing opportunities. We looked with her on rare occasions when a home would become available...with her parents in tow hoping to be able to give their approval for the house she would call home. She had seen in her mind's eye...the backyard with a patio for grilling..the finished lower level for her exercise equipment and Blake's room for entertaining friends with video games. She pictured the Christmas tree in the corner of the living room...and could "see" Blake having a short walk to school.
Molly's Mom became very ill and fought the best fight and as Blake says...went to Heaven, earlier this year. Molly's Mom had confided to us that she was afraid she would not see Molly in her new home...she knew that her time on this earthly plain was shorter than anyone wished. We told her we would always keep looking and assured her one day there would be the perfect house for her daughter and grandson to call home.
A home in Greendale...very near Blake's school popped up on our daily search radar and we immediately called Molly. She was in the car returning from a getaway with Blake and could be back in town by 5 pm.
We set up the showing and met Molly, Blake and Molly's Dad at the house....it more than checked "all the boxes"....it was absolutely everything that they wanted in a house and extremely well kept besides !
Molly's Dad was cautious....he said he would stay as long as needed him to stay if she chose to write an offer...but he was confident he said that she and Blake were "in the capable hands of professionals." Molly assured him she was fine and would write immediately,
Off to the favorite Italian restaurant in the Village...and crafting the best possible offer. Molly would talk to her lender in the morning and would refresh her financial information tonight for a shiny new preapproval. She wrote a thoughtful letter to the Seller who had moved to assisted living and assured her that she would taking the same loving care of the home that the Seller had done for years. Fingers crossed that Molly's highest and best and her heartfelt letter would win the offer...and the 24 hour wait began with more offers being sent to the Seller now the second day on the market.
In the spirit of positivity...we bought a bouquet of flowers...made a large cardboard Key and sprayed it with metallic paint with a ribbon tying it to the bouquet and chilled a bottle of champagne....waiting for the call.
We had written the offer with an escalation clause... a requirement in these days of our Sellers' Thinventory market and the listing agent said she was sending the counter agreeing to the escalated price and we must return it within the hour...there were other offers demanding responses.
Key, Champagne, Bouquet and counter in hand...we jumped in the car...knocking on the door hiding everything and hoping to capture this moment on what we envisioned as a "Viral Video". Camera malfunction...but Molly's face...the everlasting hug and tears that followed will be forever impressed on our memories. Tears, hugs, phone calls...and another sleepless night...this time for positively excited reasons as Molly once again sees herself in her next "happily ever after."
