This weeks report on home values for Mission Viejo and surrounding areas homes is prepared by a Mission Viejo Realtor Tim Lorenz. The report shows the Orange County Median Prices for resale homes were up 5.3 percent, new homes are up 18.7 percent and resale condos are up 2.7 percent. The sales volume is down for resale homes 6.2 percent, down 5.8 percent on condos and up 15.9 percent for new homes.
Mission Viejo Zip Code 92691 sales prices are up 0.7 percent and the sales volume is down 5.5 percent.
Mission Viejo Zip Code 92692 sales prices are up 14.8 percent and the sales volume is down 19.0 percent.
Aliso Viejo Zip Code 92656 sales prices are up 4.3 and the sales volume is down 14.4 percent.
Laguna Niguel Zip Code 92677 sales prices are up 8.0 percent and the sales volume is down 10.8 percent.
Rancho Santa Margarita Zip Code 92688 sales prices are down 3.6 percent and the sales volume down 19.3 percent.
San Clemente Zip Code 92672 sales prices are up 17.7 percent and the sales volume is up 10.1 percent.
San Clemente Zip Code 92673 sales prices are down 0.9 percent and the sales volume is up 16.1 percent.
Look at the areas of Mission Viejo 92692 and San Clemente 92673 both have large increases in sales prices. Yet in an areaI don't usually report on San Clemente has a down turn on their sales price median by 31.1% . What does this all mean? It means that we are in a hard change to an even market not buyers or sellers market.
