Here is a summary of the Cardiff real estate market for July 2018 based on information provided by the MLS (private sales are not included; data are believed to be accurate as of this writing but are not guaranteed).



14(up 40%) Ave. 20 Days on Market, Ave. Sales Price $1,183,200 (up 9%); Ave. sale 97% of asking price


Detached Homes Sold

5 (up 25%); Ave. 11 Days on Market, Ave. Sales Price $1,322,400 (down 23%); Ave. sale 97% of asking price


Attached Homes (condos, town homes, twin homes) Sold

9 (up 50%); Ave. 24 Days on Market, Ave. Sales Price $1,271,833 (up 53%). Ave. sale was 97% of asking price


The overall volume of sales in Cardiff shifted up from last month, and for both detached and attached home sales. 29% of the transactions in July were for cash, compared to 50% last month. 29% of the homes sold for asking price or more. The days on market dropped across the board.


At the end of July 2018 there was 1 home in the Cardiff housing market with a Contingent status (i.e., for the most part these are short sale and REO homes that have accepted offers being reviewed by the lenders), compared to 2 last month. This home is actually contingent on the sale of buyer’s home and there is a first right of refusal.

As of the end of July 2018 there were 31 Cardiff homes for sale, up by 2 homes (7%) from last month...good news for buyers and the most inventory we’ve seen in Cardiff in over a year. This represents an inventory of 1.6 months for attached homes (down from 2.5 months last month), and 4.6 months for detached homes (up from 4.6 months last month) based on the rate of sales over the last 3 months. The Cardiff market remains a strong seller’s market for buyers of attached homes, and a seller’s market for detached homes.


23 Cardiff listings came on the market in July, compared to 14 last month. 14 homes went pending in July (not counting those that sold) the same as in June.

You have a market that isn't duplicated across the country. Low inventory and definitely a sellers market. I find it interesting you have have short sales and REO properties with the market so good. We have very few, most sellers can sell and break even if if they haven't made payments for awhile. Its amazing your average sold price is over a $1million in all type of homes!
