Low inventory suggests that homes are not sitting on the market for very long . That is the market we are in.  Low inventory continues in Boca Raton Florida with some houses getting multiple offers coming in.   You can still get a good deal but you need a good Buyer's Agent working for you - for FREE.


I wouldn't expect home prices to run up quite as fast as they did back in 2006 as banks have gotten a lot stricter on lending guidelines and are no longer giving a loan to anyone with a pulse.  But, low inventory and rising mortgage rates, which seem to be coming, is one indicator that prices will continue to rise.  This is the market we are in.


We saw home prices increase this month across the board, as well as price per square foot on everything.  Close sales on single family homes as well as condos, villas and townhouses in this month in Boca Raton FL  increased this month over last.  Houses closed on average for .98% of asking price.  Condos, villas and townhouses closed on average for .99% of asking price.

In  July 2018,  the average list price for single family homes in Boca Raton FL was $ 704,484.  The list price per square foot for single family homes in Boca Raton was $ 242.  The average list price increased from last month as well as the average list price per square foot.


In July 2018, the average sold price for single family homes in Boca Raton was $ 670,955 with an average price per square foot of $ 237.  Average sold price increased this month along with average sold price per square foot from last month.  Average days on market was 91.


In July 2018, the average list price for condos, villas and townhouses in Boca Raton FL was $ 276,085.  The list price per square foot for condos, villas and townhouses in Boca Raton was $ 198.  Average list price as well as price per square foot increased this month over last.


In July 2018, the average sold price for condos, villas and townhouses in Boca Raton was $ 173,887, showing an increase over last month.  Average price per square foot was $ 196, also showing an increase over last month.  Average days on market was 75.  


We saw prices increase across the board in July on both single family homes as well as condos, villas and townhouses..  Prices per square foot increased across the board, as well.  Days on market fell slightly.
