Getting the Right Price

Typically, homeowners have an emotional attachment to their home. Because of this they will price their home to high. Some owners believe buyers can always make an offer. The truth of the matter is, if the price is to high, buyer will not make an offer, and it will take longer to sell.

Understanding Paperwork

Selling a home requires a lot of paperwork. I sometimes say “ If I just got paid an hourly fee on the amount of time required to complete the paperwork, I wouldn't need to be paid a commission.”

Besides not having to deal with the paperwork removes the stress in the selling process. I believe you will agree with me, in today's world we can all appreciate the need to reduce our stress in our day to day activities.

Selling Within the Planned Length of Time

Selling a home takes much longer than a person realizes. Selling a home requires getting the home ready to be put on the market, marketing the home, having private showings, having an open house, negotiating an offer, getting the offer accepted, inspections, resolution of inspection issues, and then finally having the closing. With that said, homeowners may be putting unreasonable deadlines upon themselves.

Preparing and Fixing a Home for Sale

Before a seller starts to market their house, they should make repairs and stage their house.

Most homeowners overlook these essential steps. Today's typical buyer is not looking for a “fixer-upper”. As I tell my sellers, there are 2 types of homes. One home is the one you live in and the other home is the one you are selling. Do you want to live in your home or sell it? Those clothes that you have not worn in the last 1-2 years and furniture you are not moving to your new home, you should sell, donate, or give away.
