Inventory is at a positive nationally for the first time in 3 years. What that means is that there were more listings this month than the same month last year for the first time in three years. Charlotte continues out-pacing the country with a less-than 2-month supply of homes in the Charlotte proper market.
With the low inventory continuing and the buyer demand high, prices are being driven up. However, this past month, we saw a slight decrease in sales prices and more price reductions than we've seen in quite some time. What this means is that sellers who price their homes right, will have multiple Offers (satisfying buyer demand). Conversely, over-pricing your home will extend your days-on-the-market with a resulting price decrease in your future as well.
