Iconic Diamond Head is a wonderful place to live.  In terms of affordability, Pualei Circle is an excellent choice for Diamond Head properties. Here's a comparative market report for active listings, in escrow and recently sold (mid-June to mid-August, 2018).

The lowest priced active listing is at Diamond Head Gardens, unit B314 priced at $540,000.  Diamond Head Lanai is at the Northeast side of Pualei Circle.  A two bedroom one bath on the second floor went on the market on August 11th (two days ago) priced at $669,000.  Another two bedroom at Diamond Head Alii is priced at $825,000 at the ground level and it has a relatively huge lanai area (630 square feet).  This condo has been on the market 329 days and there have been no price reductions.  As nice as the condo is, the right buyer hasn't come along yet.

Leahi Avenue is the main access way to Pualei Circle and Diamond Head Sands is located there. A Diamond Head Sands listing (3741 Kanaina Ave) is in escrow and another sold recently. 

Diamond Head Hillside is located at the corner of Monsarrat and Campbell Avenues. This building is some distance from Pualei Circle, though I consider it a Pualei Circle condo because it's in the general area and liked by many. Diamond Head Hillside is a taller building five stories and it has a nice view. 

Pualei Circle inventory is low, and indication of the neighborhood's popularity.  If "classic" properties are more interesting to you than "new," the prices are reasonable considered to the new condos in Kaka'ako.  Pualei Circle were built in the 1950's, 60's and 70's.

Market growth is steady. Diamond Head is popular in up and down markets.  The future looks bright for Pualei Circle along with the surrounding neighborhoods such as Kapahulu and Kaimuki.
