What is the SECRET to Selling an Over Priced Home?

The phone rings and it is the old listing agent for a home I listed. "How did you sell that over priced listing?" followed by... "What is your secret?" To set the scene, there was a Manchester NH area home I saw on the expired list. They had it with agents, so they tried to list on their home. It was over priced when the agent had it and over priced when they tried on their own.

 

How did I know it was over priced? I interviewed for the listing just over 6 months ago. They chose a big company agent, as they gave them the highest price. As you see... over priced homes do not sell in my market. It expired and by then, told me they dislike all agents and would try themselves. Again i wished them the best and said they could call me if they needed help.

 

That phone call eventually came. Once again i gave them the REAL value of the home based on real sales. I told them what i would list for, what offers may come in at and what range they may be able to sell the home at. They listed and listened. The home got many offers the first 2 days and soon went under contract.

 

SO WHAT is the secret? It is pricing the home correctly. It is telling the seller how I reached a conclusion ob value. It is telling the hard truth. Lastly marketing the home to the most potential buyers who will most likely buy this style home in this condition and this area. 

 

The MOST IMPORTANT message to share in Real Estate, is that my philosophy is simple, to provide more personal and professional service to guide clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest.

Our market here in Sacramento has slowed a bit.  We are entering an era of a more balanced market.  Over-pricing a home on the market now wouldn't be wise.

Exactly why I don't mind if someone lists their homes for a higher than reasonable price.  Sometimes getting them in the second or third round works

Sellers do not always want to listen Barbara Todaro and that is when they seem to get in trouble or worse, the home just wont sell

They were blinded by a price way too high Kristin Johnston - REALTOR® that many use to get listings, but adds to the expireds list in the end

Thank you for the comment Patricia Feager , many sellers are told what they want to hear and that does not hep them. I like that hard truth and also providing a solution on how we can over come that hard truth and get the home sold.

I see this over and over in my market Scott. Some of these listing histories with their price adjustments and agent changes suggest a lot of angst and wasted time.
