Closed sales in Highland Beach FL for July 2018 showed and increase overall across the board.  Three single family homes were sold, and days on market were down.   
There were three single family houses that closed this month in Highland Beach FL, and there 21 condos, villas and townhouses.  That's up from last month.  It may not sound like a lot, but Highland Beach, Florida is pretty small in size at 1.1 miles along the ocean!  Prices showed an increase overall.  It's hard to compare houses as each one stands on its own regarding size and location.  
If you are considering buying a home, you can still find deals on a condo or house in Highland Beach, but having  A good real estate agent who understands the market is a must.   

Don't wait on the sidelines for too long.  Many of our listings are selling quickly due to low inventory. To make sure you don't overpay for your home, you'll want to have a Buyer's Agent that does a thorough market analysis of the Highland Beach condo or home on which you are making an offer, knows the ins and outs and how to get you there first.
It can be even more difficult if you are looking for pet friendly condos in Highland Beach, Florida.  That is challenging, to say the least!
Low inventory suggests that condos are not sitting on the market for very long.  This is the market we are in. Low inventory in Highland Beach often has multiple offers coming in on homes similar to what we saw back in 2007. I wouldn't expect home prices to run up quite as fast as they did back then as banks have gotten a lot stricter on lending guidelines and are no longer giving a loan to anyone with a pulse. But mortgage rates are rising.  Low inventory and higher mortgage rates are one indicator that prices should continue to rise.

Highland Beach Real Estate Report Summary


In July 2018, there were three single family homes that closed in Highland Beach, FL.   The average list price for the single family homes was $ 2,011,667 with a price per square foot of $ 537.   

In July 2018, the average sold price for the single family homes was $ 1,709,167 with a price per square foot of $ 452.  That averages .85% of asking price.  Days on market was 70.  


In July 2018, there were 21 condos, villas and townhouses sold in Highland Beach FL.   The average list price for condos, villas and townhomes in Highland Beach FL was $ 679,510.  Average list price per square foot was $ 412 per square foot.


In July 2018 the average sold price for condos, villas and townhomes in Highland Beach FL was $ 636,857,  Average sold price per square foot was $ 387.  Average days on market was 118.  Condos, villas and townhouses sold for .95% of asking price in July.
