The HARD TRUTH - how much do you say or not say to a Home Seller?

Is the sun rising or setting on your home sale? Home Sellers do not always want to hear the bad, only the good. They want to hear a high value. They want a quick sale. All homes are not created equal. Some are new, some old, some in great shape, others needing lots of work. There is a buyer for every type of home here in the Manchester NH area. BUT... how much will a buyer pay for your home?

 

The HARD TRUTH is not usually what everyone wants to hear:

 

Your home needs work,

Your home smells horrible.

Your value is affected because the highway is in your backyard

Your value is affected because your home needs so much work

You should fix this before buyers start seeing the home.

 

There are many that will tell a Home Seller EXACTLY WHAT THEY THINK THEY WANT TO HEAR.

 

Your home is worth more than all other homes that has sod in your area.

Buyers will pay more for your home because you did the work

Buyers will pay more for your home because you love this home.

 

WHAT DOES ALL THIS MEAN? When selling a home the most important things are what is your home worth as it sits with no repairs in today;s market. The HARD TRUTH is if you make these repairs and or upgrades, your home is worth this much more. The repairs will cost this and the increase in value is that. SO you can see by making a small investment in repairs, you will get a much higher price for your home. 

 

WHY WOULD EVERYONE THEN NOT JUST TELL A HOME SELLER THE "HARD TRUTH? Most often the hard truth causes hard feelings. The seller can get offended you said their home needs work. They can be embarrassed they knew they should clean that, but just didnt. They may not have money to fix anything. There is any reasons and one of the top, is some agents feel if they give you the highest value, you will list them.

 

THE HARD TRUTH about this type of way of listing homes. THE HOMES DO NOT SELL WHEN OVER PRICED. Most work can be done using time and elbow grease, not a great deal of money. Having a home where a buyer can just move in will sure sell higher than a home needing work

 

THE BOTTOM LINE is when i list a home, I like t tell the seller as gently as possible how things really are. I like to give values as is and repaired. I like to explain and show why. I like to give tips how to get the hem ready to for buyers to see it. I also like to say why it is a mistake to over a price a home based on a is and a prayer. A buyer agent utilizes the same sales comps a listing agent does. They may not even bring a buyer to a over priced home. 

 

 

The MOST IMPORTANT message to share in Real Estate, is that my philosophy is simple, to provide more personal and professional service to guide clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest.

It's easy not to tell a seller what they need to hear and as Barbara Todaro said " they buy the listing and that's why it sits.... you know who those agents are in your area....follow them around.... you'll end up with those listings in the future....". You need to be honest and tell them what they need to do and the right price to list their home. Preparation is always the key to success. Serious sellers will listen and once you develop a reputation for having listings that sell because you are spend the time guiding sellers..word spreads and other sellers will want to work with you. You will never have all of them and won't want to !

Hi Scott- when you and I go to a professional, a doctor for example, we want the truth. The same is true of an agent. Coat the truth with some kindness and it's a lot better.

The "Hard Truth" told gently as possible is the key. We once had a home with dog lovers.  They agreed to clean the carpets and keep the dogs away after that. Upon arriving the day of cleaning, it still smelled strongly of the pooches.  Fortunately the client arrived telling about a comp they visited that stunk of cigarettes.  That opened the door to the truth.  We got some new carpets installed and sold quickly for a great price.

As-Is condition is something sellers THINK they want until they hear what NOT doing improvements costs them in market value.  Hard truths are necessary to learn how to maximize profit.
