Sometimes You Just Have to Laugh!

When I first became agent, I was well trained on how to qualify a buyer, and how to identify the motivated buyer versus the proverbial ‘tire-kicker', but I have yet to take a class that can help me handle these over-to-top situations:

  • How do you handle a buyer who writes a $50,000 earnest money check on an account that has been closed for two years?
  • What do you say to a client who thinks it's OK to write his own pre-qualification letter?  
  • What script do you use when a buyer say's "I don't need to be pre-qualified, I am a back-up dancer for a famous singer"
  • How about a buyer who gives her lender a handwritten social security card!!

While I still believe ‘how to qualify a buyer' training is an essential part of becoming a good agent, I am now learning, if I want to be a really Great agent,  I need to take, "How to Keep Your Sense of Humor 101"!

I had a brother and sister write an offer with me on an investment property, and when I called on their loan agent for a simple question he said he never wrote out the prequal letter.

I had a well know lawyer say he didn't want his credit pulled for a rental he was trying to lease.  I told him the agent didn't know him from Adam and he should know better.

I needed a good laugh and this did it.  These buyers take the cake.  I normally get - $1000 earnest money on a million dollar property. It's situations like these that make worth experiencing.
