Are you qualified for a Mortgage?

Tonight I took a call from someone who wanted to see one of our listings.  So I sent the appointment and then asked some qualifying questions.

1) Do you rent or own a home? She said they rent.

2) Are you approved for a mortgage? She said no.

3) I said normally I have people get pre-approved before I show a home.  Can I have one of my lenders call you to do a quick over the phone approval?   She went talked to her husband and apparently he said NO. She came back on and said, "We don't want to see it now." Click. Hang up.

Wow. Thankfully I asked. What a waste of time that would have been.  How often do you run into buyers you don't want to get approved, but want to see the house?

I had the same call the other day. A lady called me about one of my listing. I would like to see the inside of the property. Have you been pre approved with a mortgage company. NO!!!! She was like YYYYYY do I have to do all this just to get shown the home. I was LIKE YES.... She replyed I will just call another agent. I was like FINE. Guys here in MS gas is 3.79 per gallon.... If you are riding around lookie Lues that is STUPID.

At my buyers meeting last week the lender I work with told some buyers that they won't qualify for a year (while I was sitting there) and they called me the next day to look at houses.....................

I lost what I was a referral from another client of mine when I told them I wouldn't show them a home without a pre-approval. I told them I didn't want to waste their time or mine if they weren't able to buy now or didn't qualify for the home.

If a buyer is truly serious about purchasing a home, typically they have no issues with getting pre-approved.  However, there are many potential buyers out there that are terrified of the pre-approval process.  They think they will not be approved and want to save themselves the embarrassment of being rejected and the Realtor finding out about it.  However, in interviewing buyers oftentimes, I find they can be approved and the things they are worried about really were not an issue.  It is amazing to me how many people actually think they do not qualify when in fact they do.  We have to educate them to let them know that by offering to have them pre-approved we are actually trying to relieve stress up front for all parties.  They definitely do not want to fall in love with a house they do not qualify for, right?

I know that I keep preaching education.  But, it is something I feel strongly about.  With education and communication we may be able to move some of these nervous buyers forward. 

Education, Communication, and Patience is key.  If that does not work, then I am guessing these are the clients we can not help.
