Selling Resale Among Brand New Homes in Natomas

There were so many negatives involved with selling this resale home in Natomas, but that was OK. I look for the negatives so I can figure out how to overcome those drawbacks. A Sacramento Realtor can't just sell the benefits. We need to smooth over those negatives. Some homes have more positive attributes than negative. With this home it was more evenly balanced.

The main problem was the fact this home was about a year old and the builder was still building new homes. Why would a buyer choose a used home over a brand new home for the same price? I faced that challenge once. My clients decided to sell their new home within 6 months of moving in. They had improved the home $83K after moving in ... all kinds of upgrades to the already brand spanking new KB Home.

I totally agree with you about your confronting the negatives head-on, Elizabeth! There's a silver lining in every perceived cloud and I, personally, would prefer a 1-year-old, updated home that the owner has worked through all of the kinks than buy new construction.

Kathleen Daniels You know, at some mortgage companies, if a buyer decides to sell within 6 months or refinances, the mortgage broker has to pay back all or part of his commission. Little known fact but true.
