In order to tour houses in the Danbury,Connecticut area, home buyers really should be pre-approved buyer before going out to see houses. There is no extra fees from your bank to get pre-approved early in the process, even if you have plenty of time before you want to be settled in your new address. If for some reason you bank is unable to pre-approve you, you will have time to work on the things they suggest in order to improve your changes of getting financing.

When you find the right house, it is expected to have an offer be accompanied by a deposit check, signed property disclosures in addition to the pre-approval letter from your bank. The owners will be advised not to sign any offer on the house by their real estate agent because without it, there is no documentation that the buyer is tentatively qualified to purchase a hone.When we are out looking at houses in person, we are essentially kicking owners out of their home for a hour window. In addition, they have to do work prepping their home for your visit. If I were a seller and found out that we did all that, I would be upset that the buyer couldn't even be able to qualify for a mortgage if they were interested in going forward with an offer.

When you are pre-approved by a mortgage banker or broker, it is not binding you to the lender. You are still free to shop around, as different banks offer different loan products. I would also compare interest rates as well as the closing costs. You can also ask the professional that you have spoke with to explain the closing costs, etc and other questions that you have.
