Comstock Estates has long been one of the most popular neighborhoods and it is also the largest. At 312 homes, there is Comstock Estates and West Comstock. The neighborhood goes from Amethyst on the east to 17 Road on the west, with K Road as the south boundary. There is a great Homeowner's Association for both of the neighborhoods with homes and landscaping nicely maintained. Prospector's Park is 2.4 acres and is the neighborhood park. Lot sizes are generous and there are a lot of 4 bedroom homes. Comstock is very close to the Fruita Community Center and Shelledy Elementary. The square footage of homes range between 1250 to 2200. Brandon Estates is a newer subdivision that started about 2011 and most homes were built in 2016, 2017, and 2018. Brandon Estates is off of K Road, 18 1/2 Road on the west, Lois Drive on the east. It has some upscale homes that lend themselves to accommodate those seeking larger floor plans and nicer amenities. Brandon Estates offers large lots and most were custom built with high quality finishes. Square footage ranges between 2000-3000 and the average price is $400,000.Wildwood Acres
Wildwood Acres is a small neighborhood between 18 Road on the east and Hall St. on the west. Expect to see prices range from around $260,000 to $400,000, with an average about $310,000. The neighborhood began in 2004 and was complete approximately 2007. Wildwood Acres is close to Little Salt Wash Park, one of Fruita's newest parks. The park is 18 acres and is dedicated to athletics with a paved biking and walking trail that winds around the athletic facilities.Vintners Farm
Located east of 17 1/2 Road and south of K 6/10 Road, this neighborhood has an entrance way that tells you that are entering something special. The neighborhood started in 2006 and was 90% complete by 2010. There are 91 lots and the last remaining homes were built in 2015-2018. There is a beautiful pond with a playground and walking paths that wind through the neighborhood. Average price is $325,000 and sizes range from 1500 sq.ft. to 2800 sq.ft. Vintners Farm is just a little north of Little Salt Wash Park.Woodland Creek Estates
Woodland Creek Estates is a small neighborhood of quality built homes, north of K Road and east of 18 Road. Home buyers like Woodland Creek because there are classic homes and traditional styled homes. Construction started in 2008, and most homes were built 2009-2010, with the last ones in 2018. Sizes range from 1500 sq.ft. to 2300 sq.ft. with an average price of $280,000. Three car garages, RV parking and large lots can be found on most of the homes. Woodland Creek is close to Little Salt Wash Park, and Rim Rock Elementary.Cottonwoods
This small subdivision Cottonwoods is located east of Pine St. and north of J 2/10. Cottonwoods is a neighborhood of very affordable homes. The homes were built from 2003-2005 and are generally smaller homes from 1150 sq.ft. to 1900 sq.ft. There are a few two-story homes, but most are ranch style. The Cottonwoods is close to Fruita Monument High School, Rimrock Elementary and Fruita 8-9 School.Canterbury Park
Home buyers like the look of the neighborhood with its Colonial feel. Most of the homes are two-story with a big front porch. The homes were built from 2006-2007 and square footage ranges from 1600-2500. Many of the homes have large upstairs bonus rooms over the garage. Canterbury Park is off of J 6/10 and east of Pine St. Children can walk to Rimrock Elementary, Fruita 8/9 School and Fruita Monument High School.
River Rock
River Rock is a tucked away neighborhood that you might miss if you didn't know it was there. It is on the south side of I-70, off Kaley St. and S. Maple. There are only 14 homes, all are ranch style and were built by Stremel Homes. The lots are a quarter acre and some have great views of the Monument. The homes were built 2008-2015 and range from 1700 sq.ft. to 2000 sq.ft. There are 2 car and 3 car garages.Vista Valley
The homes were built from 2004-2006. The neighborhood has a great feel of a well established community with lots of green open space behind the homes. There is also the 7 acre Olga Anson Park next to the homes. Square footage of the homes are from 1300 to 2500 with an average of 1800. A few homes were built in 2015-2017 on the remaining lots. You can find Vista Valley east of N. Pine St. and north of J 6/10 Road. Prices are from low $200,000 to high $300,000's.Monument Glen
Monument Glen is a neighborhood of very affordable homes located east of 18 Road and north of K Road. The subdivision is not very big and the homes are generally smaller starting at around 1110 sq.ft. to 15oo sq.ft. Homes were built in the late 90's to early 2000. You can find 3 and 4 bedroom homes in Monument Glen. This is a popular neighborhood because Little Salt Wash Park is just across 18 Road and a short walk.
