August 2018 Update

 

Some home buyers in Carlsbad desire more space than a 3-bedroom single family detached home provides. For some buyers extra space may be needed for multigenerational living, or to accommodate a growing household. A family member may want a home office, or additional guest living space may be needed.

 

4 bedroom Carlsbad home

 

While the supply of single family detached homes continues to be limited in Carlsbad compared to demand, we have seen a pretty decent increase in listings since the beginning of the year especially in the spring (here’s the July 2018 Carlsbad Real Estate Market Report with more details).

 

Despite the inventory increase we have only 2.5 months of inventory of single family detached homes with 4-bedrooms, based on the current rate of sales. 4-bedroom homes make up 46% of the total inventory of detached single family homes listed for sale in Carlsbad.

 

CURRENT LISTINGS:

113 detached single family homes

$699,000 to $5,400,000 (oceanfront)

Living space ranges from 1392 SF to 5535 SF

Average Time on Market – 45 days

Average List Price - $1,265,990

 

Of the 113 homes for sale 39 (35%) are priced below $1M, offering a range of options for Carlsbad home buyers. Here’s the breakdown on pricing:

 

$750,000 and below             5

$750,001 - $1,000,000         35

$1,000,001 - $1,500,000      54

$1,500,001 - $2,500,000      16

$2,501,000 - $5,000,000      2

Over $5,000,000                  1

 

Carlsbad buyers who are interested in a single story home have fewer choices; there are 20 single story homes with 4-bedrooms available.

 

Homes vary in terms of age. Of the current listings homes range in age from 1948 to new; there are 13 homes built in 2016, 2017 and 2018 for sale, including a model home in Robertson Ranch, and several homes in small new home enclaves. 2018 SALES OF 4-BEDROOM HOMES:

Sales of 4 bedroom homes in 2018 so far in Carlsbad have been brisk (47% of the detached single family homes sold), with 321 sales, on the market an average of only 26 days. Sales prices ranged from $550,000 to $3,525,000 (average price was $1,109,920; median was $993,000). 23% of the sales were cash transactions.

 

While buyers purchased their homes on average for 2% off the asking price (average sale of 98% of list price), 37% of the homes sold at or above the list price.

 

PENDING 4-BEDROOM HOMES:

Currently there are 50 4-bedroom Carlsbad homes that are pending (these homes have been on the market for 31 days on average), at list prices ranging from $725,000 to $2,199,995 (a furnished and landscaped model home at Robertson Ranch).

HI Jeff Dowler, CRS - Your report on 4 BD Homes in Carlsbad is easy to understand for both buyers and sellers. I think that people do want more room for various reasons. Multi-gen living is starting to play a bigger role in larger homes.

The market here is doing pretty well but a little quieter than it was Laura Cerrano . It often slows in August, the kids go back to school. and after Labor Day picks up again. But buyers aare looking actively!!
