Riverplace One Hundred

Riverplace One Hundred is a residential condo in Daytona Beach located at the intersection of Peninsula Drive and Silver Beach Ave, which takes you from the ocean to over the Memorial Bridge. The Bridge has been closed for nearly 2 years now, as the County is rebuilding this one of the last drawbridges, replacing it with a gorgeous high bridge. We will have to wait until 2019.

But this post is not about the beauty, today's or tomorrows. It is about real estate values, it is about the values of condos in Riverplace One Hundred.

Active Listings

There are only 3 units for sale in the building. All of them are 2-bedroom units. Prices start from $139K, then $145K and the most expensive unit is $174,900 asking price.

Unit 802, which is a 3-bedroom unit with a decent view of the ocean is under contract. Asking price was $198,900. At this point, we do not know the contract price for this unit.

To better understand the today’s prices, we need to look at sales.

Sold Condos

Since January 1, 2018, until today 3 condo units changed hands. All 2 bedroom/2 baths. One for $128K, then for $141,900 and one for $143,250.

In 2017 only 2 units changed hands. Both 2 bedroom/2 baths. $136,000 and $140,000.

In 2016 3 units changed hands in Riverplace One Hundred.

In 2015 there were 7 units sold.

In 2014 there were 6 units sold. Of course, the prices were low, they did not go higher than $112,500.

2013 was a disastrous year in Riverplace. 5 units sold starting from $67,900. Highest price unit was sold for $81K, wow.

Summary

This gives you some idea of the market trend. While the market may seem pretty stagnant, the prices in the last 4-5 years doubled. Actually, not bad at all. The values have increased quite significantly over these few years.

And the trend is here to stay. We might see yet another moderate increase next year and, at some point, we might again see the crazy market of 2005-2006, but at this point, it is a guess. Nobody really knows.
