If you're still looking to buy a home, what are you waiting for? A strong economy doesn't last forever but there are usually homes for sale. Although it is okay to be picky, is it possible to be too persnickety so that you end up not being able to afford a home if interest rates or seasons change? 

 

This photo was taken in Arkansas and got my attention to think about what is really important. Of course, this is not a house for sale, nor have I ever sold a home with a raised garden bed on the roof; however, it does give one pause to think about the value of home ownership and when is the best time to buy?

Sometimes people blow cosmetic changes out of proportion and will turn up their noses at a home that doesn't look brand new. However, when all you can afford is a pre-existing home, and new construction is not an option, no home is perfect. The idea of home improvements can be negotiable. Adding cosmetic changes over time, to your liking is often rewarding and creates value. Knowing how to negotiate price gives new buyers the option to upgrade as they wish when things go on sale or there's more time to think about cosmetic changes and best home improvements that work best for your taste and style.

I love that photo - it makes me think of how quickly homes can start to return to nature if they are ignored by humans.

Buyers who can only afford something that needs work need to come the realization that they'll have to buy something that isn't perfect on day one. Not everyone realizes that!

Patricia, loved the two quotes you used in this post. I've had buyers this year that just couldn't make up their minds and lost a few houses because they couldn't or wouldn't think of renovations. Buy now and renovate later!

All wonderful points that we're doing our best here in Charlotte to convey as well, Patricia. With rising interest rates (albeit, still nothing compared to what we endured in the 80's!), now IS the time to buy!

Love the photo and it reminds me of a home that I showed (seriously!) during the recession. There were no exterior shots and I had a first-time buyer that was FINALLY pre-approved. They had worked SO hard to get their finances straight and had just gotten their pre-approval and were ready to start looking. The interior and description seemed do-able, the location was great so, we booked our tour. We drove up to a 'raised garden' in the collapsing gutters ALL around the house!

We still talk about this experience to this day and we all kick ourselves for not one of us taking a picture. I think the most telling picture would have been of the looks on our faces when we pulled into the driveway - we were horrified!

And, trust me, your shot is beautiful - the one that we saw, not so much! LOL
