Prepare Your House For Sale - Multiple Offers or Multiple Price Reductions?

By
Home Stager with Sharon Tara Transformations

When preparing your house for sale, it's important to remember that ACTIONS speak louder than words.

Words used to sell homes usually include

well maintained

spacious

like new

recently renovated

Home buyers are very perceptive.

They know "well maintained"  when they see it.

The evidence is there when they walk through your house, and it's surprising just how many sellers don't realize how obvious the evidence is.

Actions can be far more powerful than words.

ACTION: Start by enlisting the help of experienced professionals to market your house.

Having the right real estate agent, an authority on your market, is crucial to a fast and successful sale.

Having a professional home stager advise you on preparation and presentation will guarantee that your house and your listing are more attractive to buyers.

ACTION:  Follow the advice of the professionals you have hired. What are you paying them for if you aren't going to follow through?

The preparation of your house for sale may seem overwhelming at first, but having a plan of action makes the process more manageable and less stressful. Much of the work involves sorting through years of accumulation and letting go of the things you no longer use or need. This not only helps sell the house, it minimizes your work when you arrive at your new home.

Is Your House Properly Prepared For Presentation?

Little Details Make Big Impressions

One Of The Best Investments You Can Make If You Want To Sell Your Home

You Don't Want To Remove Wallpaper?  Buyers Don't Either!

The action you put into preparing your house for sale could mean the difference between making money and losing money!

Your preparation prior to listing could determine whether you have

multiple offers or multiple price reductions.

Following your agent's advice should be number 1 in any listing presentation.  We have many sellers who would like to try out a number that is unrealistic, and it causes your home to sit on market, languishing, with weekly price drops until every opportunist buyers sees a chance to lowball you.

Kat Palmiotti  So many times I'm called at the last minute...

"Can you come tomorrow? The photographer will be here in two days."

Thinking ahead and preparing long before you are actually ready to list is a very smart thing to do!

I so agree with you! Despite the competitive market buyers, and their agents, WILL notice deferred maintenance, clutter and other issues. It just makes sense to take the time needed to address all the issues, and staging, especially in a vacant property, is key.

Gene Mundt, IL/WI Mortgage Originator - FHA/VA/Conv/Jumbo/Portfolio/Refi  Thank you!

Sally K. & David L. Hanson  Well said. Thank you!

Michael Jacobs  Yes, the real deal is usually apparent. Can't fool today's buyers!

Kevin Mackessy  I couldn't have said it better. Nothing like a stale, old listing to bring on the low ball buyers.

Buyers are smarter than they have ever been and they cannot be fooled. With appraisers and home inspectors looking in every cranny, dscoveries will be found.

Hi Sharon.  Smart sellers need to realize that they need to put some work and planning into selling their home if they want top dollar for it.

Debbie Reynolds  True, what they don't see, the inspectors will find!

Gabe Sanders  The effort to properly prepare and present is well worth the effort!

Grant Schneider  I'm so glad Debbie brought you in! Thanks for stopping by to comment!

Brian England  I wish I could say the same about not missing posts....I'm not doing a very good job lately at keeping up with everyone.

Buyers are not fooled by descriptions of houses. The proof is in the showing. I was admiring how well cared for one of my listings is. I don't think there is a surface in that home the owners haven't touched! You said it. Buyers know "well-maintained" when they see it!

Pat Starnes-Front Gate Realty  Unfortunately, "cared for" homes seem to be more uncommon these days. I can't believe the condition of most of the homes I go to for consults. It's such a joy to work with the people who have a well maintained home!

Sharon, what a great post, and I like to think my listings are ready for the market the DAY it hits the market.    In some cases, they want to start a bit high, and right now, that is not a wise decision.

Joan Cox  I love the sellers that want to make sure all is done prior to listing. It's the ones that insist on "seeing how it goes" before making improvements that end up costing themselves money.
