I so agree with you! Despite the competitive market buyers, and their agents, WILL notice deferred maintenance, clutter and other issues. It just makes sense to take the time needed to address all the issues, and staging, especially in a vacant property, is key.

Buyers are not fooled by descriptions of houses. The proof is in the showing. I was admiring how well cared for one of my listings is. I don't think there is a surface in that home the owners haven't touched! You said it. Buyers know "well-maintained" when they see it!
