Haiku Town Acres - a new subdivision in central Haiku Maui

This year a new Agricultural Subdivision in Haiku has been selling many of the 40 or so lots of 2 acres or more.  Haiku Town Acres is a development by the people of West Maui Land Company, and it's been in the works for about 10 years.  When you drive up Haiku Road from the Hana Highway, it will be on your right and begins about where the turn off for Kauhikoa Road is, by the water retention pond.  Auwaha Street spans the whole subdivsion, and Hekuawa Street branches off and joins up to Kokomo Road above town.  All the neighborhood will be within walking distance to downtown Haiku - Haiku Marketplace and Aloha Aina Center.

To date our MLS shows these comps:

  • 26 closed sales ranging in price from $412,250 to $725,000
  • average sold price of $537,115 and median sale price of $492,575
  • the lowest priced lots were a bulk sale to an investor - expect to see them back on the market soon
  • Days on Market ranged from 70 to 231, with an average of 115 and median of 105 days
  • lot sizes are mostly between 2 and 2.6 acres, with one lot of 3.35 acres
  • 18 of the sales were with cash
  • HOA dues are projected to be around $200/month

They're putting in their own private well water supply for residents in this subdivision, and a couple of other real estate developments in Haiku. The utility infrastructure should be completed by the end of this year.  Roadways are completed and look how nice it is now.

You can see that the ground is fairly level and all usable.  A slight rise in elevation gives some of the lots a better view, while those along the edge of Maliko Gulch will have views that won't be blocked by other homes or trees. 

Agricultural zoning allows for 2 dwellings - a main house of any size, and a secondary dwelling up to 1,000 sf.  A farm plan will be a requirement when submitting a building plan for approval.  Other AG buildings are allowed as well.  Do you have questions about that?  Let me help with some suggestions for a farm plan.
