This works very well. There is a lot going on with this question. It is certainly not what they're expecting which is what it's all about. Sending a subtle message that you are not high pressure doesn't hurt either.

Who isn't? This should trigger a response. You are letting them know that you are the area expert and have the inside track on all things real estate. If they don't want a great deal, forget them! You don't want to work with them anyway.

Every buyer wants to know their agent has a pulse on the market. This says that without you having to play personal cheerleader.

What you are saying here is "I want to work for you!" If they feel you have their best intentions in mind, you will win their business.

Common courtesy goes a long way toward building and maintaing trust.
