A big thank you to super-agent Ben Kinney for sharing these text strategies he and his team use with real estate home buyers. The surprising thing is how short and simple most of them are-and that they are focused on the potential buyer's needs (not the potential agent's needs). Thank you. Save and bookmark!
Let's face it. We know the stats. We know our clients text. We know that most of the time their phones are within arm's reach, even in the bathroom. So why don't more agents take advantage of this communication tactic?
KWKLY Text to Lead can deliver potential client phone numbers right to your mobile phone. That's right, the most vital piece of contact info can come to you. We tell you HOW in this article. But what is stopping agents from leveraging texting in their marketing? In most cases, it is simply an issue of not knowing what to say - in this post, we are going to show you Mega Agent Ben Kinney's 7 text messages that engage buyers. Use them!
1. Would you like to see the inside of that home?
Of course they want to see the inside of that home. They're most likely standing in front of it if they're using KWKLY to gather the information. This message says that you are ready to help them.
2. What are your real estate plans for the year?
This works very well. There is a lot going on with this question. It is certainly not what they're expecting which is what it's all about. Sending a subtle message that you are not high pressure doesn't hurt either.
3. Are you by chance interested in a great deal?
Who isn't? This should trigger a response. You are letting them know that you are the area expert and have the inside track on all things real estate. If they don't want a great deal, forget them! You don't want to work with them anyway.
4. Let me know if you want to see the best properties around you?
Every buyer wants to know their agent has a pulse on the market. This says that without you having to play personal cheerleader.
5. What are your 3 favorite neighborhoods?
What you are saying here is "I want to work for you!" If they feel you have their best intentions in mind, you will win their business.
6. How do you prefer to be contacted?
Common courtesy goes a long way toward building and maintaing trust.
7. Let me know if there are any other homes you want to see the inside of?
First impressions last. Out of the gate, you are letting them know you are here to help them along the way.
