The Second Most Asked Question

By
Real Estate Broker/Owner with HomeRome Realty 410-530-2400 311291

Is it negotiable?

This is almost always the second question after asking for the price.

Hmm...Isn't everything in life negotiable?

Many low offers have made it through to closing.

You cannot insult me with a low ball offer and you should not allow the seller to be insulted.

The people who visited your home, showed your home and made NO offer...were the insulting ones.

When someone takes time to write, submit, provide financial proof, choses a lender, a title company, produces earnest money, decides on various dates.. closing, inspections etc.. and...

signs forty pages..

that is not an insult..that is an offer!

Make me an offer. Margaret Rome

The seller does NOT have to accept.. but it is the start of negotiations.

Please respond with a thank you.

Even in a sellers market, even if it is really low, even if you and the seller "think" it's an insult...do NOT convey that to the buyer and agent.

If it cannot be negotiated...just an

" We appreciate the offer but no thank you."

  works very well.

Even when there are multiple offers...this is the right response.

 submit an offer Margaret Rome

This has to be talked about and I encourage it every which way. I tell my sellers that you don't have to sell so relax when you get an offer not to your liking. RELAX.....thank you Margaret Rome, Baltimore Maryland overseer of Pikesville

Hi Margaret

So right on target with your thoughts here. "Will they take less" is a variant of the "Is it Negotiable" question that we hear often, although in our sellers' market we often hear - do I have to go over asking or will full price be enough?

Sellers, and agents, SHOULD be pleased to have an offer, even it's it's not what they hoped for. You can't negotiate without something to talk about.

Jeff

I think my questions can be a little bit variable, but I kind of think that is pretty groovy. :)

Excellent points Margaret! I also add that the buyer could just be testing the water with them. They may very well be willing to pay full price! 💰

This blog is short and to the point--and true!  There are usually always negotiations of some sort--trying to make both parties happy with the outcome is a successful negotiation!

Mary Hutchison, SRES, ABR  That why we negotiate. It's not like buying groceries with a fixed price. :)

Sometimes it seems like it's the first question!  I always say submit an offer, it's our job to facilitate the negotiation from that point.  Sometimes it works and sometimes it doesn't.  If it doesn't work it wasn't meant to be.  Thanks for the post, have a great day.

Matthew Klinowski, PA  You are right. Sometimes we are asked if it's negotiable and they don't even know the price or features of the home.

I have always said that no offer is an insult.. when an offer is made, that's a complement..someone wants to buy  your home.
